Do you qualify for Indian Head Elderly Apartments?
Indian Head Elderly Apartments is affordable housing for older residents. Rent and eligibility follow rules set by the U.S. Department of Agriculture (USDA) Rural Development program. This page explains who can apply, what you will need, and how to get started. If anything here is unclear, please call our office at (301) 375-7800 — we are always glad to help.
Who qualifies
Age. Indian Head Elderly Apartments is for applicants who are 62 years of age or older, or who are disabled, regardless of age.
Income. Your household income must also be at or below the limit for your household size in Charles County, Maryland — in general, 80% of the area median income (AMI) or less. Income limits change each year and depend on household size.
- Check the current limits: USDA and HUD publish the income limits for your area. See the current numbers here: current USDA/HUD income limits for Charles County, Maryland.
- Not sure whether you qualify? Call (301) 375-7800 and we will walk through it with you.
Rental assistance may lower your rent
Indian Head Elderly Apartments has Section 521 Rental Assistance on some homes. If your household income is 50% of the area median income or less, you may qualify to have your rent capped at about 30% of your adjusted monthly income. In plain terms: rent is based on what you earn, so a lower income usually means a lower rent. Assisted homes are limited, so they may have a waitlist.
Housing Choice Vouchers (Section 8)
Have a Housing Choice Voucher (sometimes called Section 8)? Ask our office whether your voucher can be used at this community — call (301) 375-7800 and we will let you know.
Documents you will need
To process your application, we will ask for records that confirm your household and income. Bring copies if you can; if you are missing something, apply anyway and we will help. Typically we need:
- Photo identification for each adult
- Social Security numbers (or documentation) for household members
- Proof of income (recent pay stubs, a benefits or Social Security award letter, pension or retirement statements, etc.)
- Recent bank statements
- Documentation of a disability, only if you are applying under the disability rule and under age 62
- Your Housing Choice Voucher paperwork, if you have one
Every household is different. If you are not sure what to bring, call (301) 375-7800 and we will tell you exactly what applies to you.
How the waitlist works
Because these are affordable homes and demand is high, Indian Head Elderly Apartments may have a waiting list. Here is how it works in plain terms:
- When you apply, you are added to the list in the order applications are received.
- We contact applicants as homes become available and as assisted units open up.
- Being on the list does not guarantee a home, and wait times vary.
- Keep your contact information current with our office so we can reach you when your name comes up.
For the current waitlist status at Indian Head Elderly Apartments, call (301) 375-7800.
How to apply
- Get the application. Download it here: Indian Head Elderly rental application — or pick up a paper copy at our office.
- Return it. Bring it in, mail it, or upload it through our Apply page along with your documents.
- We take it from there. We will review your application, place you on the list if a home is not open yet, and contact you about next steps.
