This policy explains what information we collect on this website, how we use it, and the choices you have. Indian Head Elderly Apartments is managed by Fifth Management & Consulting, Inc. ("we," "us," "FMC"). We keep this simple on purpose.
What we collect
We only collect what you give us. Depending on which forms you use, that may include:
- Contact details — your name, phone number, email address, and anything you write in a message.
- Application information — if you apply for a home, the information on the application, which may include household details and, depending on the program, income and identification information.
- Uploaded documents — if you upload files to support an application, those files. They may contain sensitive information such as proof of income or identification, because affordable-housing programs require it.
We do not knowingly collect information from children through this website.
How we use it
We use your information only to run our leasing and housing business, including to:
- Answer your questions and respond to your messages.
- Process and review your rental application and check eligibility for the program.
- Contact you about your application, a waitlist or your tenancy.
- Meet the requirements of the housing programs that fund our communities (for example, USDA Rural Development).
We use application and eligibility information only for leasing and eligibility purposes. We do not use it for advertising.
We do not sell your information
We do not sell, rent, or trade your personal information to anyone.
Who we share it with
We share information only when we need to in order to run our communities or follow the law, for example with:
- Staff and companies that help us operate (such as our resident software and screening providers), who are only allowed to use it to provide their service to us.
- Government agencies and program administrators (such as USDA Rural Development or HUD) when a program requires it.
- Others when the law requires it, such as a court order.
The resident portal is separate
Rent payments, maintenance requests, and resident account details are handled through our resident portal, RentCafe (SecureCafe), which is operated by a separate company. How long we keep it
We keep application and resident information as long as needed to run the community and to meet the record-keeping rules of the housing programs and the law. When we no longer need it, we dispose of it securely.
How we protect it
We take reasonable steps to protect your information. No website can promise perfect security, but we work to keep your information safe and limit who can see it.
